After a single broken toilet soaked eight stories of apartments, my Board decided to go with the drywall replacement proposal from the large restoration company. They thought it would be better since they were already on site and were a large national company. Big mistake. The same crew of workers never showed up two days in a row. One day, two workers actually fought each other inside the apartment they were working in. Turns out, the big national chain was using independent workers paid by the day the whole time. Since then, we only use Drywall Kings and I see the same workers each time.

Not long after I began my position as the manager at my current condominium, I found out what happened to my predecessor. He hired a small independent contractor to replace and paint the drywall in three of the laundry rooms after a drain line from an upstairs washer overflowed. A paint bucket from the guy’s dolly was leaking. He didn’t notice it until he had walked the entire length of the newly carpeted hallway and into the elevator to leave for the day. Turns out the contractor had no insurance. Trying to save the Association a few dollars cost them much more and cost him his job. When I was first was elected to the Board, I used to worry and argue about which owner should pay what, getting three or four bids, haggling about a few dollars here and there.
